Fire safety in a rental property is a crucial landlord responsibility

Ensuring fire safety in your rental properties is not just a legal requirement but a crucial responsibility to protect your tenants and your investment. Here’s what you need to know:

Fire Risk Assessments: Under the Regulatory Reform (Fire Safety) Order 2005, landlords in England and Wales must carry out periodic fire risk assessments. This involves evaluating potential fire hazards and implementing measures to reduce risks. Ensure all furniture and furnishings meet fire safety standards and are labelled accordingly.

Houses in Multiple Occupation (HMOs): For HMOs, it’s essential to have:

  • Well-Lit Escape Routes: Emergency escape routes must be lit with fire-resistant materials.
  • Fire Extinguishers: At least one fire extinguisher per floor, serviced annually.
  • Fire Blankets: One fire blanket in each shared kitchen. Consider installing fire doors to slow the spread of fire and give tenants extra time to escape.

General Fire Safety Tips:

  • Regular Maintenance: Keep fire safety equipment, including extinguishers and alarms, in good working order.
  • Tenant Awareness: Inform tenants about fire safety procedures and how to use extinguishers.
  • Fire Doors: Install fire doors where feasible to enhance safety and prevent fire spread.

Additional Considerations:

  • Fire Safety Act 2021: If your property contains more than two sets of domestic premises, additional obligations apply.
